Project Overview
The Manchester Metropolitan University Library Improvement Works project was delivered to modernise and enhance the library’s functionality, accessibility, and overall student experience. The works encompassed multiple floors and included refurbishment, reconfiguration, and the installation of new infrastructure and technology. The programme required careful phasing to minimise disruption to library operations, with certain works undertaken during night hours to avoid impacting users.
The refurbishment commenced with the removal of furniture where necessary and the isolation of electrical and plumbing services to allow for safe working. A comprehensive strip-out followed, including removal of plumbing and electrical services, access control systems, lighting, partitions, doors, carpet, and other finishes. Once the areas were cleared, walls and skirting were made good, ceiling adaptations were carried out where needed, and new hold-open door ironmongery was installed to improve accessibility.
Project Overview
Mechanical, electrical, and plumbing installations were undertaken in a structured sequence, beginning with first-fix services and progressing through to second- and final-fix stages. These works supported the integration of new technology and access systems, including upgraded lighting, data services, and power provision. A new kitchenette was fitted as part of the joinery package, while new double doors were installed to improve circulation and flow within the space.
Decoration works provided a fresh and durable finish across the refurbished areas, complemented by the installation of new ceiling tiles and high-performance floor coverings. The flooring works were carried out floor-by-floor, with carpets to corridors installed during night shifts to maintain public access during the day. Door adjustments were made in conjunction with these works to ensure seamless operation.
Project Overview
The project also included the installation of new RFID gates, requiring coordination between enabling works for power and data, procurement lead-in, and final reinstatement. In addition, new library shelving was installed to suit the revised space layout, and upgraded furniture was introduced following a detailed design and procurement process.
On the fourth floor, asbestos reinstatement works were completed alongside the installation of new ceilings, bulkheads, and lighting, followed by decoration and new floor finishes. This package was delivered within the overall programme to ensure consistent quality and finish across the building.
With careful planning, a phased programme, and close collaboration with the university’s project team, the project was completed to an exceptional standard. The upgraded library now combines improved accessibility with modernised services and a welcoming environment, reinforcing its status as one of the university’s flagship learning spaces.
